Mumbai-based real estate developer Phoenix Mills Ltd on Wednesday (April 30) reported a 17.7% year-on-year (YoY) slide in net profit at ₹268.8 crore for the fourth quarter that ended March 31, 2025, over ₹326.7 in Q4FY24.
Revenue from operations declined 22.2% YoY to ₹1,016.3 crore against ₹1,305.9 crore.
At the operating level, EBITDA dropped 10.7% to ₹559.6 crore in the fourth quarter versus ₹626.6 crore a year ago.

The EBITDA margin widened considerably to 55% in the reporting quarter from 48% in the year-ago period. EBITDA is earnings before interest, tax, depreciation, and amortisation.
Phoenix Mills reported a total consumption of approximately ₹3,248 crore in Q4FY25, reflecting a 15% YoY growth over Q4FY24. Gross retail collections for the quarter stood at around ₹834 crore, marking a 6% increase over the same period last year.
For the full financial year FY25, total consumption reached approximately ₹13,750 crore, registering a 21% growth compared to FY24. Gross retail collections during the year amounted to about ₹3,310 crore, up 22% YoY.

In the commercial office segment, income stood at ₹53 crore in Q4FY25, showing an 8% rise over Q4FY24. EBITDA from this segment during the quarter was ₹33 crore, an increase of 10%. For the full year, commercial office income came in at ₹210 crore, up 10% from FY24, while EBITDA rose 19% YoY to ₹131 crore.
In the residential portfolio, the company reported gross sales of around ₹77 crore in Q4FY25 and ₹212 crore for the entire fiscal year. Collections from residential sales were approximately ₹54 crore during Q4FY25 and ₹219 crore for the full year.
Phoenix Mills recommended a final dividend of ₹2.50 per equity share of face value ₹2 each (125%) for the financial year ended March 31, 2025. The dividend is subject to approval by the members at the company’s upcoming annual general meeting.

The results came after the close of the market hours. Shares of Phoenix Mills Ltd ended at ₹1,663.75, up by ₹30.40, or 1.86%, on the BSE.
