
Prestige Estates Projects Ltd (Prestige Group) has secured a ₹4,200 crore development opportunity in Gurugram after signing a Joint Development Agreement (JDA) for a 17.212-acre land parcel in Sector 92, strengthening its NCR expansion strategy.
The proposed project is expected to have a saleable area of around 3 million sq ft and will be developed as a premium residential community. The land parcel is located near the Dwarka Expressway corridor, a fast-developing micro-market supported by improving infrastructure and rising residential demand.
The development adds to Prestige Group’s growing residential pipeline in NCR, where it is focusing on large-scale projects in locations with long-term growth potential.
Commenting on the development, Prestige Group Chairman and Managing Director Irfan Razack said the Gurugram addition aligns with the company’s broader strategy of strengthening its presence in key markets such as NCR.
He added that the group continues to follow a measured approach, prioritising locations with improving infrastructure and long-term potential, while maintaining focus on disciplined execution.
On behalf of the landowners, Eka Life founder Ajay Munot said the project presents a strong development opportunity and expressed confidence in Prestige Group’s execution capabilities. He noted that the development is expected to create long-term value for the micro-market.
Prestige Group is a diversified real estate developer, with a presence across residential, commercial, retail, hospitality, and township segments. As of December 2025, the company has delivered 313 projects spanning 206 million sq ft and has a pipeline of 128 projects across 195 million sq ft.

The real estate developer posted a consolidated net profit of ₹2,447 crore for the quarter ended 31 December 2025, compared with ₹322 crore in the corresponding quarter last year. Profit attributable to owners of the parent stood at ₹2,226 crore, up sharply from ₹177 crore a year earlier.
